Just a comment from me, the current trustees are not following many of the bylaws/indentures.

The management company has been told to review these with the trustees many times and is falling deaf ears.

The numbers do not add up. Suggest that you do some investigating on your own. If you are concerned, I would suggest that you contact Amy Stokes at Sentry Management to vent those concerns. I am providing you with all of the budget information at the bottom of this post,

Questions about Rec. Budget

Under income you added line 4021, 4036 and 4023, which totals $43,539.96 for the reserve. In the

expenses you do not show $43,539.96 going into the reserve. You show $181,326.96 total income minus

$171,699.00 in expenses leaving $9,627.96.

So if the Rec is not operating at a negative because of line 6300, 6340, 6363 and 6431 totaling

$38,500.00 then why are you using $43,539.96 - $9,627.96 = $33,912.00 of the reserve money to cover

those expenses. line 4036 is wrong, 103 x $71.00 = $7,313.00 not $9888.00.

The reserve fee has gone down from $120.00 to $71.00, how come our assessment fee has not come

down from $400.00 to $359.75 a year? Does anyone know where this extra $40.25 per year times 394

homes $15,858.50 is going? Your assessment should be Rec. $231.00 plus reserve $71.00 equals

$302.00. Homes $55.00 and 5% increase per indentures times $55.00 equals $2.75 for an assessment of

$359.75.

Questions about Home Budget

The budget has issues. $3,000 postage to run an election through the mail instead of calling for a

meeting using the Clubhouse and signs. This violated the indentures and took away homeowners rights

to a meeting to question the candidates while adding an extra expense.

You have a variance of $10,575.28, you cannot carry over next year you have to give that back to the

home owners per the indentures. What happened to the $13,000.00 that was carried over from last

year it is not on the budget or showing it lowering it below $359.75 for this year's assessment?

Now we get an amended budget fixing line 4020 from $98.00 to $57.75, which is right.

Then we get an increase on line 4092 from $302.00, which was right, to $342.25, which is wrong to

cover the overcharge of $40.25 - $400.00 = $359.75. Which is Rec. $231 plus reserve $71 plus homes

$57.75. Then they change the expenses 8040, 8100, 8160 to match income change in line 4020 so there

is not a $10,575.28 variance and that you cannot have per indentures and 0 out line 9685.

 

We as residents want to know where that criteria is in the indentures or where the 70% of the

signatures are at showing it was filed in St. Charles County for those changes to be made or added! How

can you have (3) consecutive unexcused absences with (2) annual meeting with no quorums? Non­

compliance matters check board members, you have one with a sign in the yard and that violates the

indentures.

New St Charles County Park on Pitman Hill Road Named Veteran Tribute Park

St. Charles County Council Approves Committee Recommendation; Names New Park "Veterans Tribute Park"

St. Charles County, Missouri – The St. Charles County Council last night unanimously approved the name Veterans Tribute Park for the new park currently under construction between Pitman Hill and Kisker roads. The name was recommended to the Council by a committee created to find an appropriate way to honor service men and women from St. Charles County who have been killed in action.  

The committee was formed after several residents spoke to the Council last year, suggesting that the park be named to honor all or certain members of the military. The County Council, as well as County Executive Steve Ehlmann agreed that they would like to see these heroes honored in an appropriate manner.

“I want to thank all those from St. Charles County who served, or are serving our country,” says County Executive Steve Ehlmann. “Your sacrifices do not go unnoticed or unappreciated, and we are honored to name this park for you, and for our fallen heroes.”

The County is finalizing plans for a Memorial Garden at the site. Flags to honor the five branches of the armed forces, along with plants and trees, will create a flowing pathway that will end at a plaza where an American flag will fly. Preliminary plans are to move and rededicate the World War I monument presently located in front of the St. Charles County Historic Courthouse on Second Street in St. Charles, and incorporate it into the garden. Similar stone monuments will be created to recognize conflicts since World War I in which military from St Charles County have given their lives. They will all border the pathway to the garden.

Veterans Tribute Park is 120 acres surrounded by residential development and joins the St. Charles County Heritage Museum at Heritage Park in St. Peters, College Meadows near Cottleville, and the Youth Activity Park near Dardenne Prairie, as County parks in suburban settings. The land is being developed into a new park with amenities for residents of all abilities and expected to open later this year.

“In 2014, we surveyed residents on what they would like to see in the park,” says Ryan Graham, Director of the St. Charles County Parks Department. “We held a public meeting to unveil conceptual plans and gather further feedback. This is going to be an amazing attraction for the community.”

Highlights of the park include:

  • A walking and biking trail system -- a 1.6 mile trail on the perimeter of the park with smaller trails inside the property.
  • A destination playground for children of all abilities that encompasses social/emotional, physical, sensory, cognitive, and communication development. The playground is divided into zones: interactive water play featuring play initiated by motion; music play; adventure play with climbing features; inclusive swings and a hillside slide.
  • Two lakes stocked with fish.
  • An off-leash dog park divided into small and large dog areas.
  • Three open-play fields encompassing 6 acres.
  • A 100-person signature picnic shelter overlooking one of the lakes and surrounded by a garden and another 50-person picnic shelter.

The existing silo on the property is being preserved and integrated into the playground design. A boardwalk from the silo will span out into the park, allowing visitors to have a full scenic view from the top of a hill to the playground below.

Initially, 90 acres of the park are being developed, with the remaining 30 acres reserved for future development. Estimated construction cost of the park is $7 million, which is covered by the County’s Parks Fund. Money from the fund is through a local use tax approved by voters in 1997, and is dedicated to park acquisition, development and operations.

Crime in Meadow Ridge Subdivision: Recent car break-ins and theft of truck

FYI: Detective Ross Bishop of the St Charles County Police Dept. works with the Meadow Ridge Rec Board on law & order issues for our subdivision.

He has been checking on the issue of auto thefts & break-ins & works to get additional patrols as needed. The good news is the truck that was stolen has already been recovered. If there are any details, observations or issues to report for Det. Bishop, please contact Amy Stokes at Sentry & she will pass them along. Astokes@sentrymgt.com . As always, any immediate emergencies should be reported via 911. Stay vigilant!

Election of HOA Trustees - October 2017

 

Its official, you elected Marion Rehm, Colleen Cooke and Jane Hanke to a one year term. Marion and Colleen retained their positions on the board. Jane is new to the board. 

Please attend Recreation and HOA meeting so that your voices can be heard.

According to the Bylaws/Indentures, both of these boards are responsible for providing all of the owners' copies of the fiscal year-end report.

I do not know about you but, the only report that I have seen was for the 2015/2016. If you want to know how your money is being spent and why, you need to ask.
