It's a great day to be a Meadow Ridge Resident!
Meadow Ridge is located in beautiful Saint Charles County Missouri, near Mid Rivers Mall Drive at Hwy 94/364. The subdivision consists of 394 single-family homes and two multi-family communities.
We're comprised of four entities:
Meadow Ridge Recreation Corporation - responsible for managing the common ground and recreational amenities within the subdivision.
Meadow Ridge Homeowner's Association - 394 units - responsible for overseeing the legal and financial requirements outlined in the subdivision indentures
Meadow Ridge Villas - 103 units
Meadow Ridge Condominiums - 80 units
Total of 577 units in the Subdivision

Reminder our goal is to keep the community looking its best, this takes an effort from everyone! A few reminders:
Trashcans should only be out on trash day. The trash cans can not be visible from the street per Meadow Ridge Indentures. The county requires that all trash cans need to be behind the property lines in front of and on the sides of the house. Homes on the corners cannot place cans on the side of the house that faces the street.
Yards should be cut and trimmed regularly. The county requires that grass not exceed 12 inches tall.
Home exteriors need to be cleaned as needed to remove mold/mildew growth. County maintenance code requirement.
No yard signs allowed except for “ For Sale ”. Per indentures and County Maintenance code
Trailers. campers and motorhomes of any type are not allowed to be parked in front of houses either in the street or in the driveway. Per indentures and County Maintenance code
Derelict vehicles cannot be parked in driveways and on streets in front of homes. Per indentures and County Maintenance code

Update 5/27/2023: Sentry Management continues to manage the subdivision. According to the HOA indentures, if there are an insufficient number of votes, the current trustees will remain in office until the next election. Since we are underrepresented on the recreation board, we the homeowners have little say about the way the Rec Board is run and our money is being spent. We represent 394/577 or 68% of the residents/revenue. We only are allotted 3 members on the Rec board or 33%. With only 2 trustees we represent 2/9 or 22%. PONDER THIS: THE HOA PAYS 68% OF THE REC BOARD BUDGET AND WE HAVE A 22% REPRESENTATION ON THE BOARD. DO YOU SEE A PROBLEM WITH THIS SENERIO.
THE RECREATION BOARD HAS NEVER BEEN AUDITED IN 35 YEARS…… ACCORDING TO THE INDENTURES, THE BOARD IS REQUIRED TO PROVIDE ALL OF THE OWNERS IN THE SUBDIVISION AN UNAUDITED FINANCIAL STATEMENT ANNUALLY. I WAS A TRUSTEE 5 YEARS AGO AND WE PROVIDED THIS STATEMENT TO THE RESIDENTS. SINCE THEN, NO REPORTS. JUST THINK ABOUT THIS: THE RECREATION BOARD COLLECTS $300 FROM EACH RESIDENT ANNUALLY. THERE ARE 577 RESIDENTS…… SIMPLE MATHAMATICS TELLS ME THEY ARE COLLECTING $173,000 PER YEAR. X 5 YEARS = $865,000. NOW YOUR TALKING REAL MONEY. THERE IS NO EXPLANATION OF EXPENDATURES OR AMOUNT IN RESERVE. FUTURE PLANS FOR SPENDING FUTURE RESERVES. YET THEY KEEP COLLECTNG THE SAME AMOUNT ANNUALLY. ITS TIME TO CONTACT THE MANAGMENT COMPANY AND REQUEST A COPY OF THE EXPENDATURES FOR THE PAST 5 YEARS. IF YOU AGREE SEND ME A NOTE at the Email address below.
